Launch watch

Upcoming projects buyers are already watching.

These are projects worth putting on a shortlist, not a fake live-inventory feed. We keep the information at the level that actually helps a buyer decide what to investigate next: location, tenure, scale, expected timing and the financing questions each project creates.

Want the latest information on one of these projects?

Pricing, unit availability and incentives can change too quickly for a static page to pretend it is a live sales system. Send us the project name, your budget and buyer profile. We can help you organise the financing questions and point you towards the current information that should be verified before you commit.

Where are you in the buying journey?

You do not need the same information at every stage.

A buyer planning to book next month needs a financing check now. Someone looking towards 2027 needs a shortlist and a sensible budget first.

See the Pipeline

What comes after 2026?

The launch pipeline is not drying up.

URA's June 2026 supply update points to a substantial private-housing pipeline. That means buyers do not have to treat every weekend launch as their last chance to buy.

61,000

Private homes in the pipeline

URA estimated around 61,000 private residential units including ECs in the overall supply pipeline after the 2H2026 GLS injection.

32,000

Potentially available for sale

URA said around 32,000 units could be available for sale over the next two years or so.

9,320

2026 Confirmed List supply

The full-year 2026 GLS Confirmed List supply is 9,320 private residential units.

BUYER PROFILE

PR or foreign buyer?

ABSD can completely change what “affordable” means. Work out the buyer-profile cost before comparing the project itself.

FINANCING FIRST

Already know the unit price?

Move directly into mortgage planning. A new-launch purchase makes more sense once you know the likely loan, cash requirement and bank-package structure.

Frequently asked questions

Upcoming launch and new-condo questions.

As of 30 August 2026, projects currently on our watchlist include Amberwood at Holland, Lucerne Grand, The Serra Residences and Thomson Reserve. Preview and launch schedules can move, so this is a dated planning shortlist rather than a live availability feed.
Yes, the broader supply pipeline remains substantial. URA's June 2026 update estimated around 61,000 private residential units including ECs in the pipeline, with around 32,000 units potentially available for sale over the next two years or so.
No. This is not a live developer inventory system. SHS publishes useful launch information and helps users narrow relevant projects and financing questions. Current unit availability and developer sales terms should be confirmed through the appropriate licensed sales channel.
Yes. Tell us the project name, area or budget. We can review the available published information and help you think through the mortgage side of the purchase.
It is useful to understand your likely borrowing range, cash requirement and stamp-duty position before you become attached to a unit price. Final approval remains subject to the lender.
A Building Under Construction purchase can involve progressive loan disbursement as construction milestones are reached, rather than drawing the full approved loan at one time.
A Singapore PR can potentially buy private residential property and obtain bank financing, subject to the applicable stamp duties, LTV, TDSR and lender assessment.
Foreign buyers can generally buy condominium units without approval under the Residential Property Act, but ABSD and mortgage assessment can make the total funding requirement materially different.

Tell us the budget and area. We’ll help you narrow what is worth looking at next.
